    3. Stays of 5 nights or less will be charged a one time cleaning fee of $65.00 USD.

    4. Check in time is after 4:00 pm on the arrival date.
             Check out time is before 10:00 am on the departure date.
         Ask for other time availability.

    5.  Florida 13% state and local  tax not included unless specified.  We accept  Paypal,
    personal checks USD, or money orders USD.   VISA, MASTERCARD, Discover, and American
    Express accepted thru paypal. 2% fee may apply.
        All rates include FREE use of all Windsor Hills facilities, including pool, clubhouse,  
    fitness center, movie theatre, golf putting green, tennis, basketball, volleyball,
    3 playgrounds, and all common areas not reserved exclusively for the private use of
    owners. FREE internet and Free long distance calls to USA and Canada from unit.
           International calling available at low rates depending on country code.

    7. A  $200 USD non-refundable rent payment is required to reserve unit. This payment is
    applied to your rent.
        A $100 USD   refundable security deposit may be collected (to be used in the case of theft
    or damages)  and balance of rent  is due 30 days before scheduled check in date.  Upon
    satisfactory  inspection of premises security deposit will be returned in full within 15 days of
    departure.

    8. Please note that any theft and/or damage will be the responsibility of the renter.  
    Intentional damage or gross negligence will result in additional costs. Guest will be notified
    of all damage and charges within 7 days of checkout.

    9. Guests agree to abide by  Windsor Hills rules and regulations and  Florida laws.

           Cancellation  Policy

    1. Cancellation must be confirmed in writing (email). Cancellation made less than 30 days of
    arrival will result in loss of all monies.

    2. Failure of renter to make final payment within 30 days of arrival will result in loss of all
    monies and property will be released for others to rent.
      
          Liabilities & Limitations

    1. Windsorcondo.com  accepts no responsibility or liability for personal loss or injury during
    your stay or after  yourdeparture.   Please keep your doors and windows locked.

    2. The property may only be occupied by two people per bedroom, plus two people   
       (maximum of 8 people). Exceeding this is a violation of the Kissimmee fire code.

    3. Parents must supervise children under the age of 12 AT ALL TIMES when using
    the pool facilities, theater, Sundry Shop, playground, courts, greens, and exercise
    facilities.

    4. Please recognize this is a community and noise should be kept to a minimum.   
    Eviction/cancellation of remaining time without refund will result if this is ignored.

    5. Failure of equipment during the rental period will be rectified in a reasonable and timely
    manner. Response time is based on the availability of qualified licensed contractors.

    6. It may be necessary for staff or agents to enter the premises in order to perform routine
    maintenance or repairs. You will be notified 24 hours prior to such visit.
